Any work defined as “non-structural” shall be permitted and coverable in the RealVitalize program, up to the amount payable in the affiliated agent’s list side commission, up to the cost cap.

Seller Vetting For Approval to Utilize Real Vitalize
1. The following items must be included in the package:
a. Real Vitalize Program Affiliate Participation Agreement
b. Preliminary title report provided by Innovative Title
c. Evidence of 30% equity in the property with payoff demands (not including
the program loan amount)
d. CMA
e. Signed listing agreement - minimum of a 6 month term

2. Submit the Icon Concierge Program package to your Sales Manager and Regional Vice President who will review and sign off on the use of this program. Scan the entire package into a PDF and send via email.

3. Once you have approval from your Sales Manager and Regional Vice President, Real Vitalize will begin their process of determining project scope.

There is no minimum or maximum home price and no minimum project cost required to enroll a listing. Real Vitalize will pay the costs of the approved work upon its completion, up to an amount equal to the listing-side commission of the listing price (cost cap) but not to exceed $50,000. Example: If a Seller is listing their home for $1,000,000 and the agent is charging a 6% commission, with the list side commission being 3%, the maximum amount this Seller will be able to utilize is $30,000.

Real Vitalize is not responsible for work that is not approved or that is in excess of the Cost Cap.

Real Vitalize has a partnership with Angi which is a referral service of tradespersons. Service providers are sourced by Angi and paid by the Real Vitalize program for the services selected by the seller to prep their home for sale. These service providers are specifically for Real Vitalize and are curated by experience, licensing, and areas served. They go through a financial and criminal background check, as well as a verification for state-level trade licensing. These service providers are top rated and have reviews by actual Angi customers.

Agents can invite additional vendors to participate in Angi, and they must complete the necessary steps with Angi to be able to provide their services to our participating Sellers.

Real Vitalize utilizes an Angi Project Consultant to coordinate the entire project from start to finish. This consultant helps select the service providers to complete the work, and can advise on project scope and pricing. The Project Consultant helps with scheduling appointments for estimates and work completion as well as coordinating payments to service providers. They will also ensure the work is completed to the Seller’s satisfaction with the Angi Happiness guarantee.

RealVitalize will handle the demand for payment process, coordination and collection of funds from the listings’ closings. This will be done through the escrow company selected for the escrow*. It is the Icon Sales Associate’s responsibility to notify Real Vitalize of an impending closing and provide the closing details via email. The Real Vitalize team will track the amount paid for services through the programs and provide the wire instructions and full amounts owed by the seller to the closing company to be deducted from the seller’s proceeds at closing.

In California, in seller-paid title and escrow markets, it is a requirement to utilize the Real Vitalize program that the escrow provider is Innovative Title. Innovative Title is Corcoran Global Living’s joint venture. They operate escrow services in all counties in California.
